Can I use WhatsApp messages as evidence in a UK deposit dispute?
Last reviewed 30 October 2026
Short answer: Yes, deposit schemes name messages as something you can put forward. The Deposit Protection Service lists landlord and tenant communications, including texts. mydeposits says WhatsApp chats count as written communication. How much weight they carry is up to the adjudicator, so check your scheme's current rules first.
General information, not legal advice. Scheme rules change.
What do the schemes say?
- DPS lists as supporting evidence: "Copies of any communications between landlord and tenant (e.g. emails, texts and letters)."
- mydeposits: "Text messages, WhatsApp chats, and emails are all valid forms of written communication."
- We haven't verified the Tenancy Deposit Scheme, or the Scottish and Northern Irish schemes. Read your own scheme's pages.
What should I keep?
- The whole chat on your phone, plus an unedited export.
- Check-in and check-out photos, the inventory, the tenancy agreement, and repair or cleaning receipts.
- Voice notes as original audio.
Do it before you change phones or delete anything. Screenshots only? Keep them and export the chat too: screenshots or export
Which messages should I pick?
Pick the moments the deposit turns on, in date order, with one line each:
- A fault you reported, and the date of any reply.
- Check-out or key-return arrangements.
- Agreeing or disputing damage, wear or cleaning.
- Any figure given for deductions.
- A promise to return the deposit, or a reason for keeping part of it.
Keep the full chat so quotes can be checked.
How do I make one clear record?
- Export the chat and save it untouched (how to export with dates).
- Open Make a pack, tap the first and last message of each moment, add a line.
- VaultXT builds key messages, a timeline and the full chat as dated, numbered pages on your device. Nothing is uploaded.
- Run Check a pack to confirm every quote matches the export.
It doesn't make a message more genuine or decide what your scheme accepts. Ask it what format it wants. Related: builder or landlord disputes.
Questions people ask
Can I use WhatsApp messages in a deposit dispute?
DPS and mydeposits both name messages as evidence, but the adjudicator decides how far they help.
Should I send the whole chat?
Send what your scheme asks for, usually the relevant parts, and keep the full chat to hand.
Do phone calls count?
Calls aren't in a WhatsApp export, so write down the date and what was said soon afterwards.
VaultXT is not a law firm and can't promise any scheme will accept a document.
